The MLK project will transform a 5,000-square-foot vacant lot along Portland’s Martin Luther King Jr. Boulevard into a six-story, timber-framed building featuring 40 affordable studio apartments. The 21,400-square-foot structure will offer amenities such as a community room, outdoor courtyard, rooftop terrace, and ground-floor retail space, designed to serve and engage the local community. The project prioritizes human-scaled design with quality materials that enhance pedestrian interaction, including a recessed entry and canopy, making it a welcoming addition to the neighborhood.

The project, developed by Carbon Group and designed by Guna Collaborative, aims to revitalize an underused lot in a busy but underdeveloped block in North Portland. With its focus on increasing density and providing affordable housing close to transit, schools, and amenities, the MLK project is designed to contribute positively to the area's urban fabric. The building's large windows and carefully crafted spaces—such as the partially covered courtyard and rooftop views of downtown—will ensure a balance between compact living and communal, enjoyable outdoor spaces.

MLK represents a broader vision of redeveloping vacant urban sites into vibrant, livable spaces, while maintaining a sense of community and affordability.
